Our Hudson Valley Service Areas

N3 coordinates building permits, zoning variances, planning board approvals, and certificates of occupancy across four Hudson Valley counties. Choose your county to see how approvals work there, which municipalities we cover, and which of our services apply.

Why Your County and Town Matter

New York sets one building code for the whole state, but it is enforced locally. Your city, town, or village issues the building permit and runs its own zoning board and planning board; the county health department approves septic systems and wells where there is no public sewer or water; the county planning agency reviews certain applications near county or state roads and municipal boundaries; and state agencies step in for state-road driveways and regulated wetlands. In parts of Westchester, Putnam, and Dutchess, New York City watershed rules add another layer.

That is why the same project can take a different path in two neighboring towns — and why we start every engagement by confirming who has jurisdiction.

More than 40 cities, towns, and villages, many with their own architectural review boards. We handle permits, ZBA hearings, site plans, ARB approvals, accessory apartments, legalizations, and certificates of occupancy. See Westchester County permits and approvals.

Putnam County

Six towns and three villages where septic, well, and New York City watershed approvals often decide the permit timeline. See Putnam County permits and approvals.

Dutchess County

Two cities, twenty towns, and eight villages, from river towns to rural farmland — zoning variances, new-home permits, driveways, and subdivisions. See Dutchess County permits and approvals.

Orange County

Three cities, twenty-one towns, and many villages with steady new construction — permit expediting, certificates of occupancy, and zoning approvals. See Orange County permits and approvals.

Service Area FAQ

Do you work outside these four counties?

Your mailing address is not always the answer — a village inside a town, or a hamlet with its own post office, can be confusing. We confirm jurisdiction from municipal records before anything is filed.
